Market Action Index (MAI) illustrates the balance between supply and demand using a statistical function of the current rate of sale versus current inventory. A MAI value greater than 30 typically indicates a Seller’s Market and a Value below 30 indicates a Buyer’s Market.
We are still having our ups and downs, but we are experiencing a modest recovery in key pockets of Seattle and Bellevue. Specifically, we have seen several multiple offer situations in Green Lake, NE Seattle, and West Bellevue, in part due to the shortage of supply. Inventory is at pre-recession lows, interest rates are holding at all-time lows, bond rates remain fixed, and buyers are desperately searching for new options in specific price points and areas. This has kept rental rates high, and prices relatively stable.
